CORPORATE BUYOUT
WHR Group will assist your employees in selling their homes at the highest possible price in shortest period of time. This represents the highest level of a relocation benefit and WHR provides everything from real estate broker management, appraisals and inspections, title work, fulfilling the fiduciary responsibilities of becoming the owner of the property, and ensuring a clean closing of the property.
BUYER VALUE OPTION
A Buyer Value Option (BVO) is an alternative to the full corporate buyout but it offers you the same tax benefit. WHR Group provides full marketing assistance to your employee and oversees the implementation of an effective sales strategy to sell their home. Once this is in process, WHR will fulfill the appropriate requirements/terms
that an outside buyer has offered to your transferring employee. WHR enters
into a separate contract with your employee on most of the sale terms and closes
the transaction with your employee. WHR will then, under a separate
contract, sell and close it with an outside buyer.
MARKETING ASSISTANCE
WHR will leverage their best-in-class real estate broker network to assist your transferring employees in their efforts to market and sell their home at the best possible price in the shortest period of time. A dedicated counselor is provided and works with your employee and the real estate broker in establishing a market strategy and positioning the home to be the next one sold in the neighborhood.
APPRAISAL MANAGEMENT
WHR Group will draw on its national database of certified appraisers to assist your employees in the selection of appraisers, review and evaluate the appraisal reports, and establish the market value for your transferring employee's home.
INVENTORY MANAGEMENT
Based on your company parameters, WHR will manage the disposition of an inventory home from the day of vacancy until the home is sold and closed.
CLOSING SERVICES
WHR Group provides complete services for title, equity preparation and funding, and the closing of your transferring employee's property.
FINANCIAL ADMINISTRATION
WHR offers an expense tracking system that monitors relocation reimbursements, supplier invoices, benefit payments, calculates gross-ups, and provides year end tax reporting.
LUMP SUM MANAGEMENT AND PAY CARDS
WHR Group will provide a relocation cost estimate to determine a relevant lump sum based on your company policy. A dedicated counselor will explain the estimate to your transferring employee and assist the individual in maximizing the relocation benefit. Additionally, WHR Group can provide a debit card to your transferring employee to process the lump sum and provide a complete accounting of how relocation dollars were utilized.
